Bream Bay Village

Bream Bay Village is a 4.4-hectare retirement community near Marsden Point, 75 units around a communal house, a five-lane bowling green, an indoor gym and a swimming pool. Cook Costello provided the full surveying and engineering for the development, on a low-lying coastal site where swampy ground and acid sulphate soils made the groundwork the critical part of the job. Acid sulphate soils need careful handling to avoid environmental harm when disturbed and underground services and foundations require specific design to ensure durability requirements are met.

Our services included:

• Surveying – scheme plans, construction set-out, as-builts and certification

• Geotechnical – ground investigations, hazard assessment, foundation design and risk mitigation advice

• Civil engineering – earthworks, roading, pavements, wastewater, stormwater and water supply infrastructure

• Structural engineering – foundation and building system design

• Construction monitoring – observation and documentation to support compliance, safety and quality during delivery

By coordinating surveying, geotechnical, civil and structural work in one team, Cook Costello helped keep the project moving across a site that required 600,000m3 of soil movement during the earthworks and infrastructure coordination. The result is a coastal retirement village delivered on ground that needed significant earthworks and careful soil management before a single home could go up.
