New Zealand’s ageing population is driving strong demand for high-quality retirement living. Our client’s vision was to create a vibrant coastal community near Marsden Point that balances independence, comfort, and social connection for residents.
Cook Costello was engaged to provide full multidisciplinary support for the 4.4-hectare Bream Bay Village development. The village now features 75 modern units, a central communal house, a five-lane bowling green, an indoor gym and swimming pool.
Our services included:
Surveying – scheme plans, set-out, as-builts, and certification
Geotechnical – ground investigations, hazard assessment, foundation design, and risk mitigation advice
Civil engineering – earthworks, roading, pavements, and three waters design including stormwater management
Structural engineering – design of building and foundation systems
Construction monitoring – ensuring compliance, safety, and quality throughout delivery
The coastal site presented complex challenges, particularly in ground conditions and managing large-scale earthworks. By drawing on expertise across geotechnical, civil, structural, and surveying disciplines, we provided integrated solutions that streamlined delivery and reduced risk for our client.
