Marsden Point is one of Northland’s fastest-growing areas. Our client set out to create a 440-lot residential community that made the most of its coastal setting, sunlight and views of Mount Manaia, while meeting the engineering demands of a development of this scale. Cook Costello provided the engineering and surveying input from early survey through to construction monitoring and final certification.
Our multidisciplinary team delivered:
Land Surveying – cadastral and topographic surveys, construction set-out, as-builts and certification
Geotechnical Investigations – site investigations, hazard assessments, ground conditio analysis and recommendations to reduce development risk
Civil design – earthworks, pavement, roading, wastewater, stormwater and water supply
Structural design – engineered retaining walls
Project management – contract documentation, tendering, programming and scheduling
Construction monitoring and certification – independent oversight to support compliance and quality
By coordinating these disciplines in one team, Cook Costello helped reduce handovers, keep design decisions aligned and support efficient delivery across the life of the project. Key outcomes included:
Stormwater infrastructure was integrated into the development as water features, supporting both function and amenity.
Lot layouts were designed to maximise sunlight and panoramic views of Mount Manaia.
A staged delivery approach gave the client flexibility to align investment with market demand.
Surveying, geotechnical, civil, structural and project management inputs were coordinated through one team, helping the project keep moving from concept through to completion.
Now in its final stages, The Landing at Marsden is a 440-lot community delivered across eight stages. The project demonstrates the value of integrated engineering and surveying on large residential developments, where technical decisions need to support consent, construction, commercial feasibility and long-term liveability.
