There's a Geotech Report in the Property File. How Do I Read It, and What Are the Red Flags?

At some point when buying a property, especially a newer build, hillside home or section, you may be handed a geotechnical report in the LIM, property file or vendor information.


Most buyers do one of two things with it: skim it and hope, or ignore it entirely. Both are understandable. A geotechnical report is a technical document written by engineers, largely for other engineers and councils.


But it may contain some of the most financially important information in the whole file, because it describes the ground the property stands on.


This guide explains what a geotechnical report is, how to read one as a buyer, what is normal, and the red flags worth checking before you go unconditional.


What a geotechnical report is, and why it exists

A geotechnical report records an investigation of the ground beneath a site, including the soil, rock and groundwater, and explains what those conditions mean for building on it.


It usually exists because a council required it to support a subdivision, building consent or site suitability assessment.


That matters because the report was written for a specific purpose, at a specific time, for a specific proposal. A report prepared for the house that was actually built is usually more relevant than an old report prepared for a different design, a different building platform or a subdivision that has since changed.



How to read it: the parts that matter to a buyer

You do not need to understand every table, bore log or test result. As a buyer, focus on a few key parts.


Start with the purpose and date

The front section should say what the report was prepared for and when it was completed.


A report written for the house that was then built is directly relevant. A ten-year-old report for a different proposal, or one written before major earthworks, may tell you less than it appears to.


Read the summary and recommendations

If you read only one section, read this one.


Most reports have a conclusions or recommendations section, usually near the end. This is often the clearest part of the report.


It should say what the ground conditions are and what building on the site requires: foundation type, ground improvement, drainage, retaining, setbacks, inspections or other conditions.


Understand the ground model in broad terms

The body of the report describes what the investigation found: soil layers, rock, groundwater and ground strength.


For most buyers, you are not interested in interpreting bore logs like an engineer would. You are looking for how the report characterises the site. Terms like fill, soft soils, expansive clay, high groundwater, liquefiable layers or slope instability all carry implications.


None of those words automatically means you should walk away. The question is whether the issue was understood and properly allowed for.



Check the hazard commentary

A geotechnical report should address the natural hazards relevant to the site. That may include slope stability, liquefaction, settlement, flooding, erosion or expansive soils.


You are not necessarily looking for a site with no hazards. Many sites have some. What you want is a clear explanation of the hazards, how likely and severe they are and how the design deals with them.


Read the scope and limitations

Every report has a scope and limitations section. Do not skip it.


This section tells you what the report does and does not cover. It will usually say the report applies to the proposal it was written for and should not be relied on for other purposes without review.


That clause matters. If you are buying the property, extending the house, adding a pool or building a second dwelling, the existing report may not answer your question.


Some common terms, translated

A few terms used in the reports carry most of the meaning for buyers:


  • Fill is manmade ground, rather than natural ground. Engineered or certified fill was placed and compacted under control. Uncontrolled or uncertified fill carries greater uncertainty and may need investigation before building on it.

  • Slip surface or stability analysis usually means the engineer has assessed whether a slope may move and what is needed to manage that risk.

  • Bearing capacity means how much load the ground can support. It drives foundation design.

  • Settlement is ground compressing under load over time. Uniform settlement is usually less damaging. Differential settlement, where one part settles more than another, is what often cracks buildings.

  • Liquefaction is the loss of strength in loose, saturated sandy soils during strong earthquake shaking. In Canterbury, you may also see TC1, TC2 and TC3 land categories, which describe liquefaction vulnerability. TC3 land typically needs more specific engineering input for foundations.





  • Expansive or reactive clay shrinks and swells as moisture changes. It is common in many parts of New Zealand and can be managed with the right foundation design


None of these terms is, by itself, a reason to walk away. Plenty of good homes sit on expansive clay, engineered fill or liquefaction-prone land. The key question is whether the hazard was identified and the building was designed for it.


The genuine red flags

Some things in, or missing from, a geotechnical report deserve attention before you go unconditional.


  • The report doesn't match what was built

The report may recommend specific foundations, ground improvement, drainage, inspections or setbacks. If the property file does not show those recommendations were followed, that is a gap worth checking. The risk often sits between the recommendation and the construction record.


  • Uncertified fill beneath the building platform

If the report identifies fill of unknown origin, or fill without compaction records, and the house sits on it, you need to understand the risk. Uncertified fill can behave unpredictably and is a common source of settlement problems.


  • Conditional recommendations with no close-out evidence

Phrases like “subject to inspection during construction”, “specific design required” or “to be confirmed on site” matter. Ask whether the inspection happened. Look for producer statements, construction review records, council sign-off or other close-out evidence.


  • Slope stability issues without a clear resolution

If the report mentions instability, historic slips, setbacks, drainage measures or stabilisation, check whether the final design respected those recommendations. A hillside report that raises slope stability but does not clearly resolve it should be reviewed.



  • High groundwater with basements, retaining or below-ground works

High groundwater is not automatically a deal-breaker, but it can create problems where there are basements, retaining walls, below-ground structures or hillside drainage issues. Look for how groundwater was allowed for in the design.


  • An old report being stretched too far

A report written for a different building, an earlier subdivision stage or before major earthworks does not automatically cover the property as it now exists. Reusing an old geotechnical report is an engineering judgement, not a default.


  • No report where you would expect one

On a hillside property, newer subdivision, TC3 site, filled site or property with visible ground movement, the absence of geotechnical information is itself worth querying.


What to do if something concerns you

There are three practical steps.


First, ask for the missing pieces. That may include construction records, inspection records, producer statements, foundation details, council sign-offs or evidence that the geotechnical recommendations were followed.


Second, get the report reviewed by a geotechnical engineer before you go unconditional. A pre-purchase geotechnical review is usually quick and inexpensive compared with the cost of buying a property with unresolved ground risk.


The review should answer the buyer’s real questions: does this report cover the property as built, were the recommendations followed, and does anything in the report affect what I should pay, insure, repair or plan?


Third, keep your solicitor in the loop. Conditions, title matters, disclosure, reliance and legal risk are their domain. The engineering review gives them something concrete to work with.


If you are planning changes, such as an extension, minor dwelling, pool, garage or retaining wall, the review can also tell you whether the existing report helps or whether your plans need their own investigation.
